I invest for cash flow, so future property value is not a primary driver in my decisions, but cashflow absolutely is. 

We feel extremely fortunate to have made the decisions we have based on learning what we could from bigger pockets.Our problem now is that we would very much want to purchase one or two more homes but unfortunately as the main source of income, my job was eliminated this past May due to Covid.

Will lenders and banks look at college degrees to make decisions?

It's dangerous to make tax decisions based on one podcast without a solid foundation of understanding real estate taxation.

All these small "lenders" of course hit pause as well since they were not really making the credit decision and were all backed by the same money.  

My gut tells me that my new investment will be a multi property but I like the decision to go with a new build in a growing area as my first.Once again really appreciate your time.
