When you do your next flip, you'll find it much easier if you kept a detailed spreadsheet of appliances, vendors, paint colors, etc so that you don't have to remember or start from scratch.

Its easy to burnout quickly taking on a lot of the work yourself, managing the project by itself is a lot more work than it seems on the surface (getting materials together, accounting, picking out colors/finishes, etc) and you're probably going to need to pull permits for at least some of the work anyway.

I'm thinking of Restore or Deckover with lots of texture, maybe in a dark grey to make the inevitable mildew less noticeable, and grit to make it less slippery.Is painting the dripline on a dry afternoon good enough?

I was told by the listing agent that the carpets and some paint would be needed as some of the units have high wear in the kids rooms or are painted random colors in rooms.

Note that in my example the bank is only financing 75% of purchase price, not 85%- the buyer puts 10% down because almost any bank will want the buyer to have at least *some* skin in the game and therefore won't allow the entire down payment to be from seller financing.
