Those are rough estimates based on some uninformed, but hopefully close, assumptions.I also live in a major city in Texas surrounded by friends that have high incomes.

I won't be able to invest for another 5-7 years since my wife and I are working on paying off debt and saving up for a down payment on our own home here in Florida, but real estate really interests me so I am trying to learn as much as I can so that when we do decide to dive into it, hopefully there will be several things that I have a decent base in.

Side note: I couldn't fit this into each chart's description but I would like to say 1) Many of highest ranking counties based on rent/purchase price (1% (or 2%) rule) are false positives because there is not enough demand; these would be low population/ frontier counties.

Of course not.If you consider the fact that if you have no money, you would be better off going to McDonald's, getting a job, working for 4 months saving up a decent marketing budget, and THEN attempting wholesaling, your chances of success FAR supersede the chances of doing what is cheap (but with a terrible success rate).People, understand this.You do not seek success based on what you have.You need to figure out WHAT YOU NEED to become successful and get it.

Question to the apartment owners, management companies, single family portfolio investors and the like.Would installing solar panels on your income producing assets make sense if there was no upfront installation cost and you could "bill" the customer for electricity that the sun produces for each property?

I'm not sure about your market, but the housing authority sets the rent based on comps submitted here in Atlanta. 

I based out of Houston, TX and been doing title research mostly using the county clerk site.

The opposite also holds true.As a REI, trying to judge if an area is a good area to buy as a rental, is and always will be based on the ability to CF. 

Lastly ,  Based on my experience . if you are hitting up 100 pips and maybe contacting 50 or 30 , maybe the approach and sales skills might need to be tune out..     

I want to use maybe the first dozen jobs or so as free labor for the customer.
