If your PM agreement doesn't state that the PM keeps late fees as part of their service then you might try to get them to say in an e-mail they haven't paid you the late fees.Then look at possibly going after them for recourse as it borders on theft.

The first idea that crossed my mind with your standard 20% down, finance the balance conventionally is to ask the seller to be in 2nd position for the $100k, and depositing a portion of your $100k in the lending bank as a secured portion of collateral for them that decreases over time.

I plan on cross referencing with cad to see if real property is owned.It's been a good day ,I also made down to the tax assessors office and inquired about a list containing  people that have been delinquent in paying taxes starting at 2 yrs.
