Anyhow I've loosely decided on my strategy and I am currently looking at short term goals and tasks associated to getting myself into position to cross the line of departure!

The first idea that crossed my mind with your standard 20% down, finance the balance conventionally is to ask the seller to be in 2nd position for the $100k, and depositing a portion of your $100k in the lending bank as a secured portion of collateral for them that decreases over time.

@James Wise That did cross my mind and also I as told that banks would not loan lower than 50K.

I plan on cross referencing with cad to see if real property is owned.It's been a good day ,I also made down to the tax assessors office and inquired about a list containing  people that have been delinquent in paying taxes starting at 2 yrs.

Outside is nice..BUT, There is a crack in the foundation and im just crossing my fingers that the home inspection finds it to be a non-structrural issue... other than that, it's in move-in ready condition.

Maybe border towns where Mexican cartels operate and leave severed heads behind on a regular basis?
