I really want to get into buy and hold that my main goal but I have a few creative ways about that but i would like to receive an opportunity to hear you opinion on the matter.

And if you are going to be out of pocket each month roughly the same amount as if you DID take out a mortgage, then I am not sure of the actual benefit you are getting by trying to be creative?

Our local building dept is not known for their creative and out of the box thinking.

If you're working with partners or in creative deals being a broker brings additional value to the deal.

I am thinking of turning the closet 90 degrees, or shortening it far enough to put a door to the kitchen, then getting creative to find/create additional storage space (if needed) for the bedroom.Having the public area to the front looks better to me than the reverse layout.

Is there an ebook or a long post that explains multiple scenarios of creative financing and pulls it all under one roof.I read the reviews of @Brandon Turner's ebook (which looks great by the way), but it looks to focus on the low or no money down approach.I'm looking for a "how to" on multiple creative ideas, what to look for when sellers tell you their financial situation, scenarios, etc.Anyone know of anything?

Again, I only have one kiddo but you can do it - you just have to be creative and able to switch focus really quickly.
