John Campbell is an interest-only loan a bad idea?

We are hoping that rates come down enough that after we refinance we will be able to move out of the property and hopefully have rents cover PITI payments.I realize that until we refinance, we wont be gaining any equity in the form of principal reduction, but we are okay with that for a couple years because we would still be gaining some equity in the form of appreciation and renovations.Does anyone have any comments or feedback about this strategy?

In California you also have to worry about rent control and not violating the rent-increase caps for your jurisdiction through new utility billings on a preexisting tenancy where utilities were previously included.The cost for third party billers is minimal and they'll help you get your arms around all this if it sounds too complex.

That model almost doesn't exist anymore and only certain lenders few and far between offer that type of money and even then you usually have to have a good amount of recent experience as well as still have funds because you have to be able to carry the note, float the rehab for reimbursed draws, etc.
