Urgent - How to no approach in a illegal way

I’m qualified to buy a house but im 40k away from having a strong offer for a home I really want.

Seller carry is not an option due to the home being in pre foreclosure.

I’m also going through a zero down program so adding a gift from a family member would un-qualify me from the program.

So my question is - is there a way to offer an extra 20k outside of the normal escrow process? Like if I offered to buy his furniture too? Would that have to be put into the offer?

I know it sounds illegal but I’m trying so hard to get a little closer to get this home that is just perfect for my family. I want to exhaust all of my options so coming here for ideas?
