Yes James I understand what you are saying but you can't bleed a rock, it would take three plus months and thousands in lost revenue and then I would be responsible for storing his property.

The home, although extremely small (576 sq feet) sits on a very nice .3 acre corner lot.

Some immediate advice:1) Ask the lender for a referral2) Ask the realtor for a referral3) epa certified contractor database you can search your immediate area4) local paint store will have a few regulars that may prove to be a good resourceYou want someone you can rely on and can do the entire job and carry the cost.

That struggle had taught me an even more important lesson, you can never save enough; you never know what is around the corner.

You can buy pretty good book kits from places like Corpex or other stores for LLCs Corporations, Limited companies, etc. 

I am sure this is an individual thing but if you are looking for a neighborhood where tires don't get slashed, where neighbors don't have disagreements, where stores aren't robbed, well good luck.

If a landlord wants a tenant to cut grass, not only should the lease so state, but also the landlord needs to provide a lawnmower that actually works well and a place to store it out of the weather, along with any other landscape tools the tenant will need. 

Ideally I wouldn't want any dogs/cats in the place because of the hardwood floors (urine) and whatever else such as chewing on corners of doors, etc.
