At your age and income level, I would suggest looking into new construction long term rentals.

You want to find ones that are vested in developing a long-term business relationship with you.

When evaluating such deals, when does it make sense to purchase a property that can be fixed and refinanced to maintain ownership, while also allowing for the construction of a duplex on the additional lot, thus maximizing the return on investment for both the lot and the property?

I am currently in the process of laying the groundwork for an Air BNB Arbitrage Business model specifically targeting the Anchorage/Wasilla region in Alaska.

Assuming I own the land free and clear (value, say 800k) however, do you think that I could get the construction loan myself (I have about a 750 credit score) and just hire a builder to put it up, using the land as collateral for the loan?
