I remember seeing a triplex where the rents were 2% but then looking at the property I found it was a single family that was split into three pieces, it wasn’t permitted multi-family, and none of the additions had been permitted when constructed, and the owner was paying over 800 a month for utilities.

A lot of contractors are crude, imagine dealing with them when you have problems in a project.Visit a current worksite, talk to past clients, don’t just look at pictures of their work, and if you have construction knowledge ask them what they’d to in a hypothetical, make them talk out their process for your project, question their process.
