Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I remember seeing a triplex where the rents were 2% but then looking at the property I found it was a single family that was split into three pieces, it wasn’t permitted multi-family, and none of the additions had been permitted when constructed, and the owner was paying over 800 a month for utilities.  

Many new constructions are going up over the city, but there are still many older homes and town homes to purchase.

A lot of contractors are crude, imagine dealing with them when you have problems in a project.Visit a current worksite, talk to past clients, don’t just look at pictures of their work, and if you have construction knowledge ask them what they’d to in a hypothetical, make them talk out their process for your project, question their process.

The deal isnt done yet, they just accepted my counter offer and i found an inspector to come on monday so its a process hopefully i close on this property.

(I am close to the cousin of the tenant who passed and he has done quite a bit of work for me since I met him about a year ago- he is in construction and does great work).
