The basement is somewhat of an extension of the bottom unit, as the washer/dryer and a few storage closets are in the basement- and there is no other reason why the top unit would need to enter.

We add an additional 6 months to whatever she tells us and also offer a one year extension for a fee.We also use a lawyer that owns a title company to draft the paperwork and we have our tenant buyers wire him the down payment money that way there is a paper trail when the mortgage broker asks two years later where the down payment came from.We have been doing these since 2013 and absolutely love them.

The Lower income homes with extensive rehabs are some of the highest risk investing you can do.You said you are new, I would not pursue that strategy if I were new to investing.Lots of solid strategies for new investors, I don’t think that is one of them though.

In terms of pre-qual, it's the bank we have all our mortgages with so although they did pull credit, it wasn't extensive fact finding as we have a solid relationship with them.
