I am usually there doing some final touches on the property with paint or cleaning so if they show up great hopefully they rent. 

Paint, increased closet sizes, added major curb appeal with wood retaining wall and landscaping, new fixtures and lighting throughout.

Hello, I saw a house in the San Diego area yesterday, it looked like it just needed paint, carpet and updated fixtures from the pictures. 1980 built, but it looked like there is some water damage from a window and I don't know how much I should estimate for a repair.

I am not going to pick my pocket for something that is not necessary, say I don't charge much when painting sidewalks vs that of doing a city server room remodel.

Don't hire a carpenter and make them paint.

I am not trying to dissuade you, just paint a realistic picture of what you face.

Just bought this house which needs scrapped and painted.

I'm not talking about needing a new rough, I just mean needing paint, clean up the house, replace carpet and other superficial things. 

Is the home in this example is 1625 - this means the roof is composed of 16.25 Square ( each square is about $180 to $200 per square) In this example let’s say its $190.00 per square x 16.25= $3,087.5 will be your roof cost.
