if I do and if I do end up buying complex?

It is a 29 unit complex with 7 individual buildings that I have owned for the past 11 years.My manager has just transferred over to Appfolio.

I can say that an LLC is not the best option in most cases for Canadians, unless it is setup properly (meaning a very complex structure).  

Since we are looking for reinvest with at least a safe 10% return, we are looking at a COMMERCIAL BUILDING/COMPLEX in Pittsburgh where we are now.QUESTION: Do we have to buy said commercial unit via our MA Nominee Trust?

We just took over a 334 unit complex and had to walk every single unit.

Advantages: The entire area is new development, so there is no run down areas or neighborhoods; the complex has a club house and a pool, which is attractive to tenets; the HOA covers all of the outside maintainence; they are building a campus extension of a local university; close to interstate;  plans for business development in the area are extensive.

The second involves a 32 units apartment complex. 

I am closing on a four unit property in the next couple weeks but really would like to purchase an apartment complex in the Atlanta Georgia area.  

I'd be glad if you could elaborate on how you are able to invest long term (apartment complex) with no money down.
