It doesn't mention that these people are thinking of investing in real estate, but it seems to make sense.It seems kind of ironic that stock investors are crying that they have lost so much since the financial meltdown , but during that same time it seems many real estate investors have been able to do very well as they bought undervalued properties that cashflowed better than ever or were able to take advantage of REO fixers to flip.

It's then up to the landlord to "train" them.Only advantage of being further away is in some non-critical cases you may be able to say "oh, I'll look at next time, I am 20 mins away".

Put all that on paper, then decide what education you need to get there.One final thing, my mentor offered a great package deal with tons of stuff and frankly I wasn't ready to take advantage of it in the time period of the initial package (6 months).

The main reasons are:- No probate- Significant Tax advantages - no estate taxes- No public disclosure - my teacher said, "keeps from airing their dirty laundry"This is coming from a class and book designed for real estate law in California so your mileage may vary, but that should give you a good gist of why people create trusts.
