I wouldn't be holding my breath on Fredrickstead coming close to the level of cruise ships that Charlotte Amalie brings in anytime soon either despite the steps they have made on the tourism front.I would feel much more comfortable counting on Hovensa and the potential telecom hub bringing jobs to STX though (eventually), and I do think it has the potential to be a great opportunity for single-family home investors.

I have the capital to pay up to a 20% down payment and still have some reserves for repairs and unforeseen expenses, but I am also comfortable with paying PMI and having about 4% down with an FHA.

I don't know anything about that area specifically, but I think an architect and engineer just has to sign off on the design for it to be accepted by local building codes.

you don't have one, hence, your gfi's could not be hooked up correctly. i agree, the $15k sounds a bit steep for the total rewiring job. i would shop around for the best deal you can find, but i would definitely do it. yes, of course it would " pass inspection" as is, if a home inspection was about pass or fail, but it's not about pass or fail. its about the condition of your home at the present time. and at this present time, the wiring is working as designed. is it safe???
