I would suggest approaching firms by saying something like "I currently own a 2 family but plan to buy more in the future and if I find the right Property Manager we would continue to grow with them".

What is the best way to approach it with a GC (this is my 5th deal so not a newbie).

Since then I’ve changed my approach after doing some digging on different ways to strategically gain a loan without going through the LLC.

Honestly was going to sell home to get cash injection for business but we were approach by agent who had a tenant that was willing to rent for 2300 a month and pay two months in advance plus deposit .

Looking into it, there are always goods and bads, but overall, looks interesting for the folks that want an all inclusive approach.

Bit a "I am the new sheriff and  you better follow the rules" approach but that seems to fit the style of this post. 

Hi Ray, There's a few ways to approach this, but at the end of the day the real question is what would work for you? 

I’m not saying your wrong and curious to your approach but if you wait till you have possession, let’s say Nov 15th, only then would you list the property?

Account Closed @Theresa Harris - That was my approach since we bought 5 years ago and needed to built up reserves.  

I probably would not use a back of the napkin approach, but hey, it works for some.
