I agree, setting up the LLC and selling the property from it takes many steps, while not too difficult, still takes several more steps than a dual closing such as filing to get the LLC set up and getting a certificate of good standing.

I've studied courses in real estate investing and was awarded a certificate of training from RAI.

Go to the collector's office to redeem your certificate, they will let you know what you need to do.

Is that certification recent?

I requested that my self-directed IRA be put on the Property Insurance Certificate and the Liability Insurance Certificate as Additional Insured for the property as that is what I have always done.
