It would be different than if the rents were 2k+/month on average. over time I think it's good to do your own maintenance (you'll need to build a team for this) to save on that 10% along with the other margin they add in there.

I do need to build up to that positive cash flow at the 10 year mark.

Meaning if I have a 10 unit building I don't want to lease one unit to STR.
