It's impressive yet frustrating on how they call my wife, teenage kids, brother, 92 year old parents, and ex-employees looking for me. 

I think my dad's room is still locked with his stuff in it (my brother is in Colorado Springs and I can't remember if he emptied out the room yet or not).What I'd like to do is clean out my dad's room so that I can give the roommate full access to the house, get a formal lease agreement (probably month to month, since we're not sure if we're keeping or selling), a deposit, and raise the rent closer to market.

In a totally different location, my brothers and I have units filled by an amazing property manager for cheap because we bought units using him as realtor.  

I speak with zoning and building inspection in Minneapolis frequently and the biggest things are 1.) 1 hour fire barrier, 2.) coforming egress (escape routes), and on 3rd floor areas you need 2, and 3.) zoning, which includes a whole myriad of detailed constraints.  

The only one that did not involve a property but was created to buy properties was with my brother.  

My brother and I are buying our first duplex in MN and are excited to begin the investment journey after much analysis paralysis! 

Jacob's brother is a builder in the area as well.
