I would not bring a tile guy in just for that, but if you are doing more lite work in the bathroom I would add it on.On the outside, get rid of any shrubbery close to the house and trees hanging over the house.

I own properties in Lakewood CA and Enid and bring home more from property in Oklahoma with less BS codes and property managers.  

Then when your buyer brings his funds for the purchase(B to C) they will take out their fee(usually 1%) and what they funded you.

I also like the idea of a partner to bring in capital and experience.

You can sell him on the fact that you find the deals, but other that, not sure what you would do or why he would need you.I work with several people on deals, I'm a contractor, but they either provide the funds or bring deals.  

(If so, they will probably charge you extra to bring installers out that far).

I regularly engage my previous CPA and need someone I can actually bring documents to physically when I have questions.  

Bring a contractor with you to inspect the property so you have a good idea of what it's going to cost and then add on 10-20%.
