I'm excited about the new book on taxes that BiggerPockets has just released, the topic of this weeks podcast.We have a local lawyer we would contact if we need an eviction, but I feel I've been able to avoid having a lawyer on the day to day tings by tapping into our local and state REIA.

Here are some before/after pics of what I did (I forgot to take before pics of the finished unit so including before pics of the mirror-image second unit I'm working on now):(took out a wall to make it appear larger, enlarged the kitchen to add dishwasher, chalkboard wall, built-in counter-height table and put a sliding barn door on closet)(added pallet wood accent wall, aluminum backsplash, built-in wine rack, deep sink with industrial faucet and stainless doors on upper cupboards)(replaced tub with large stand-up tiled shower and shower head with body jets)(added a pallet wood accent wall to the larger bedroom)(added a coffee sack accent wall to the smaller bedroom)

When I did short sales a long time ago the DIL avenue mentioned a 30 to 45 day window to complete.In non-judicial states where lenders can foreclose quick they tend to tell seconds they will give them 1,000 or 2,000 to release their interest on a short sale or other arrangement.

A borrower is responsible for debts created even if they are no longer in title to the collateral, as most notes`are drafted unless they are released by the note holder/lender.If the Quit Claim was conveyed properly, I'm not sure what claims you think they may exert as to rights of ownership unless they have an equitable interest created after the deed was given.

All; The mortgage is only "extinguished" provided the clerk sent notice to the mortgage holder, if they were not given prior notice you'd better hope they are happy just going after the surplus and releasing the mortgage.
