From my experience on 5+ units lenders are going to want more skin in the game and I see minimum 20-30% needed down.

Live and learn at that time BP didn’t have bad reviews on him yet. well you want to do what everyone else has been recommended to do file a complaint with the AG s office its on line and free.and in this case the contractors board in the state they will not take lightly to this one either.. and then of course talk with @Colin Zhu he can give you some insight off line.boy I am so sorry your going through this.. man oh man this is sad news.

Examples: New Lally columns and footings in the basement to replace temp. columns, 48 sheets of blue board and plaster in rooms that didn’t need any mechanical work but had bad horse hair plaster.

The first they'll point out to you is it doesn't sound like this property will qualify for your financing....you need to have that discussion with your lender..they can give you some guidelines.

In reality, this is a process that requires (by law) that you enlist the aid of a Qualified Intermediary (there are a couple great ones here on BP).
