In lieu of the LLC I'll be carrying the highest amount of liability I can get on the landlord policy, and I'll be adding a multi-million dollar umbrella policy.But even if I do set up LLC's, I'm still going to carry a multi-million dollar umbrella because owners of LLC's can still be sued pesonally if their decisions resulted in a serious injury/death (such as the failure to not remove snow as stated above, or not to fix that faulty furnace that was emitting CO into the house, or some other form of negligence).

That photo is from a newly renovated house here in Atlanta, that was just listed.So, obviously there are some rehabbers that think they're adding a gteat feature, but aren't thinking it through.

Be carefull adding central air to a duct system that was designed for heat only , it may not cool properly .

The tax value is 92k with an arv of around 115k since the next building is the exact duplex renting for 596 each side.Also, the dining room could potentialy be made into a bedroom by adding a wall thus making it 2br and 1 bath per unit.The "minumim" repairs to be able to get one unit rented at 375 or 400 again will be around 5k after the purchase of the property to replace windows/repaint and some maintenance.If I bought this unit for 40k and 5k to repair 1 unit the numbers are not great but the potential for this property is incredible.I live 50 minutes away and can do most of the repairs minus the roof and windows but am stretched thin.

So, in this case, would having the son added on the lease give the dad the same flexibility to break the lease when the deployment happens because the lease is jointly in their names?
