I know each piece of advice might suit each individual depending on their personality, background, etc., but I am very much looking forward to reading your thoughts on the matter.

Although I always do my due diligence using SmartMove (thanks to referral by BP) and background research, I'm afraid that if I get a bad tenant, it could be a nightmare to deal with out there.

Do you guys run a credit and background check on every applicant?  

I have great credit, I prefer private lenders for the lower rates, but I have yet to find one with enough online background or info to feel comfortable offering my personal info.Help!!  

I do not wish to waste anybodys time as a pretend mentee,(FT job) I am looking to get my feet wet, however I am beautifully clueless.It appears I need a contractor to help appraise my first deal, I am ready to by the house which is a literal ******** at listed price, but do not know if I am overestimating or underestimating rehab costs.From what I gathered, most experienced REI are not willing to share their contractor leads for good reason.
