The absolute best option for LL going forward is having a 6 or 12m lease that DOES NOT auto renew or transfer to a mtm lease.

In addition, it's much easier to put MF properties on auto pilot and have others running them for you.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.
