There are just two many pieces of the puzzle that the only real answer is to understand how to evaluate a deal and have a system that is flexible and allows changes and updates throughout a rigorous due diligence process.

I said okay and asked her to tell me the status after two weeks.After over 3 weeks, she didn't send the update.

Run the numbers again and determine if this is still a good investment based on the updated info. 

The unit will require some updating I bet.I also have a 16 yr tenant. 

Although the home is mostly updated it is what I would call a "handyman special".

I don't pay the heat or the electric in my units so this is more for tenant retention/updating units.Any help is appreciated. 

I plan to update the appliances, countertops, and vanities.

We just had a tri-plex come up for sale (rare for this area), that needed updates that are in my wheelhouse that was priced fairly, and I'm not able to do anything...I don't like that and I'd like to set myself up to not be in that spot again.
