Stick to fundamental buy-and-hold real estate...noting glamorous or fancy...If you have safe, clean, and appropriately priced units...focus on C-class value add, and maybe consider working with the local housing authority to accept housing choice vouchers, you will have long-term occupancy, debt paydown, and equity build for life.Investing is relative, and I doubt your main motivation to invest in RE is to contribute to the list of "25 fastest growing cities in the US"Best of luck

And real estate is one of many different options that can be used to generate money to achieve that lifestyle.  

We did so because we are interested in achieving financial freedom and growing generational wealth through real estate and decided that 2021 is the year that we will finally begin! 

As a side note, I loved Scott's book and would definitely recommend it to college students, young professionals, and anyone else looking to achieve early financial freedom.

This was a great motivator. 

I’m definitely willing to seek out motivated sellers and buying at a (somewhat) discount, as I never pay retail prices for anything.  

Begin setting goals for yourself and take the small action steps each day that are needed to achieve those goals. 2 resources I'd highly recommend are:- Read The Slight Edge by Jeff Olson - which talks about doing the small things everyday that will add up to major results.- Begin writing down your goals and holding yourself accountable.
