When you turn-over a {long term} unit you must: 1) update the unit or, as a minimum, affect repairs and replacement of worn items and paint; 2) Clean the unit (both before and after repairs/renovation); 3) Advertise and show the unit; While you are incurring all of the above expenses, you will also be loosing 1-2 months revenue.

Also, some locales require that you use a licensed tow company for abandoned vehicle removal, or, as the other poster mentioned, there may be notice requirements that apply when dealing with tenants.

If the tenant and all their belongings are gone, I would consider the property to be abandoned and simply change the locks and move on.

The only reason a Delhi-based agent would advertise to sell a Delhi property to a US-based investor/crowd is because they believe (correctly) that they can extort a higher selling price (aka a lower investment return) with an ignorant buyer, and that the capital markets in the US will support an overseas investment into Delhi easier (might not be true).
