We are actively investing in the Champaign market, selling an inheritance property in Central Florida and trying to figure out what to do with our long term lease in Phoenix, AZ that is currently costing us a few $100 vs. cash flowing :) Excited to meet others, would love to know of any in person meet ups in southern/central Illinois. happy to be here!

What´s the question or advice?   

I am in the process of settlement on my 1st property in 1 week. i have a 5% down conv loan thru a credit union bank. this a duplex and is a row house. i plan to live in one unit and rent out the other. the seller is also selling the duplex property next to it.

Just to clarify, let's say the monthly payment is $5000 out of which $3000 goes to interest and $2000 goes towards principal.

With the growing demand for both urban living in cities like Austin and suburban areas surrounding Dallas and Houston, where do you think the next big wave of homebuyers is heading?

If they push back and insist it's a misunderstanding, give them a list of your problems and what they would have to do to prove the information is reliable, then give them one opportunity to apply with additional information. 

Is there an experienced investor that is proficient in excel that would be willing quickly proof read it for me if i were to send it to you?

Do you charge fees or not, and if so, at what level?

But with this new law in place , is there even a benefit for month to month lease since I cannot do much anyway in terms of getting the tenant to move out.
