You're probably right about the 2% increase, I'd bet on it, but it would be a bet.

Our market is primarily single-family residences and the best bet is 3-4 bedrooms, 1400-2200 sq ft with rental rates between $.75-1.15/foot per month for rental rate.

Looks like keeping them completely separate is the safe and sure bet. 

Hi @Jim Windgassen,Like @Yvonne Gallegos mentioned above, condo minimum lease periods and maximum leases per year allowable are going to pose a challenge to the STR strategySince the family you're initially renting to will be in the property for roughly a year or so, and you're interested in running a true STR model without any restrictions, a single family home in Cape Coral is likely to be your best bet.

Our Property Management Company uses Buildium but I bet that will be pretty overkill at this point.

Once approved, they sign the lease and become responsible for the full terms therein.I personally charge a $50 fee every time I have to amend the lease, which means $50 for each tenant being added.I'll bet dollars to donuts this doesn't end well.

I don';t have time for meetings and networking... and I bet most big players don't either.See people that eagerly go to these networking events, usually are people that need help, that are not succesful, that even though will NEVER admit it... but they see their own system is not giving them the results they are looking for ... hence network events... and most network events are like "Alcoholic annonimous" meetings where it is a huge  orgy of bragging right."

AirDNA is your best bet to get rental rates/occupancy rates/etc.

@Jesse SteinI am betting that you don't want to pay much for the guy who collects rent and checks on things.

I'm unsure of your background but having skills in graphic, print, and web design would be huge to get an idea of what to do in an ever-changing field.
