My approach is two fold:- Gently keep in mind and remind clients there are two parties and perspectives involved.- Address buyer's concerns with reputable local professional and expert evaluations and written estimates.For example if the deck needs to be repaired or replaced, during the contingency period I'll attempt to have at least 1-2 licensed contractors provide written estimates.

How do you conquer book keeping if you both have to your personal funds into the deal? 

There is a slight saturation in the market at the moment but that does not mean you cant find the right home that will break even.

Congrats  and keep you eye  on  refinancing  options  in the  future to improve on the mortgage  terms

I also use the BIGGERPOCKETS calculators to keep track of things like ROI and cash flow projections and update the data there on my buildings frequently.

To me that means properties that there is a limited supply of. 

Think about the first buy, how you'll pay for it, the rent you'll ask for, fixing up costs, adding value, what your family needs, where the home is, the rules you need to follow, how you'll handle it, keeping it safe, and being able to change with the market.

Just because they don't have their own equipment right now doesn't mean they aren't successful but may just mean they need more time to allocate the correct funds

I got a quote stating that they could give me an LTV that would cover the purchase price of the house + closing costs ($86k), which is roughly 66% LTV.The ARV of the townhome should be roughly $130k.
