At the same time, by the time the market increases in price I will be paying 1K per month towards the mortgage to cover what the rent wont cover, so its 12K per year of loss (if I get a good tenants and nothing breaks), then who knows even if the market does go up...

In Venice, my old rental just came on the market..It was previously $4500/month and asking $6500. lol Coastal California in particular (or anywhere on the Pacific Ocean - including Mexico) has become increasingly unattainable for most investors or retirees.

FHA inspection, in my experience, will primarily look at safety oriented things, including chipping paint, exposed woods, hand railings, properly fitted windows, etc.
