I have explored equity and this will be an option in a few months but i purchased my personal residence less than 2 years ago with an FHA so not much equity yet and the bank wants a little more time on my initial financing for my properties before I pull out equity.  

I'll explore all possible options with a clear exit strategies in place.

I would suggest go explore areas that hasn't been up yet. 

We own and manage a few vacation rentals here in Hawaii and are interested in exploring other mainland location.  

Another option is to sell with owner financing, which is an option I'll be exploring once we own more properties free and clear.We have a rental with foundation issues.

However, I keep exploring ways to take the HELOC & CASH (totaling 300k) and parking it into a MFU but after debt service, it's not that impressive of a cash-flowing vehicle unless I can get something closer to 10% cap.
