I've been listening to all of the podcasts associated with wholesaling and it's pretty informative.

Good morning all,I have been trying to find some info, and know that there are smart people here that may have the answer.An associate is selling a 4plex.The new buyer/offerer was supposedly approved for the amount.The buyer now says that FHA will not approve the loan because the rents that are shown on the appraisal are too low.Has anyone heard of this?

I have found it most beneficial and valuable to my clients to get involved with local real estate investment associations that focus on networking, and education.  

You will still go through a title company or closing attorney depending on your state and all due diligence is still a priority like having an inspection, appraisal, and survey.

As a matter of fact, some brokerages don't allow their associates to attend for legal reasons.  

@Brandon Hall and I have a difference of opinion on it, but either tactic is sound.Mortgage Insurance - Same as Interest, generally.Inspections, appraisals, engineering reports, surveys, etc - For all uses, included in basisDocumentation Fees, Transfer Fees, HOA Account Transfer Fees - For all uses, included in basis.HOA Dues paid in advance - personal use, not deductible.  

There are costs associated with access such as MLS dues and sometimes other fees or requirements from the broker.  

I'm a bit biased to be sure, but I've been happy with the Chicago Area Real Estate Investors Association (careia.org). 

@Tami Walker,Before you purchase a Condo in Florida, make sure you know the Rental 9 (leasing) rules for that Association.I've heard of some Associations, that won't let you rent the Condo until you own it for 1 year, others for 2 years, and others won't let you rent it out at all.
