Basements are a rarity in the markets I frequent here in CA.An observation from this forum, many contractors and experienced REI have advised against finishing basements because of low ROI and the comments "it's not if a basement has water intrusion it's when"

The area you are looking is decent and close to a base entry point.

Not sure of the layout of the property, but if it has a basement or if the layout is nice, you could maybe finish out the basement and rent by the room to college students or young professionals. 

My clueless son didn't notice that the battery was going out and its a good thing he is skinny because he couldn't find the backup key (which you might want to put on site) and had to get in a basement window. 

You don't need to know everything to get started; you just need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

Not sure how a basement door affects the homes market value, but as an STR it definitely increases rental value.

Renting out a basement unit depends on the home layout.

I want a basic, as few moving parts as possible water heating system and house heating/air conditioning system.

At your age, I recommend house hacking to start or a basic rental.

Run the numbers on lots of deals and try to find a base hit for the experience to start your real estate investing journey.
