You could buy it out or increase the rate to reduce the years, but it will result in a much more costlier loan.

Why would you get a $300k loan with $100k down when you can spend way less and get way more in a couple of years?

If a tenant doesn't want to sign a new contract, and the old contract expires, then they're squatting.
