It is times like these that you will see the strong lenders problem solve with you while the pencil whipping lenders will throw up walls and destroy the deal.If you have an agent, they should be able to provide comps and their analysis of the value as something the bank can reference.

Then you could ask your PM to schedule an inspection during winter school break and be present yourself on that inspection, to make sure the tenant is not destroying your property and it is in a condition, that the PM is claiming to be.

Also there is a saying you can never go back - once you take your money out of CA it will rarely keep up and you wont be able to purchase a similar property in the future as you will be priced out (see appreciation above) This is a question only you can answer as it is a lot about what your goals are.

I'm talking about knocking doors, talking to everyone you see, tracking down 12 heirs in 4 different states so they can sign an affidavits, and much more.If you aren't wiling to do those things then it wont work for you and you should check out other avenues to get into RE.
