They will look at sales comps for similar properties and the price per sq', they will look at the replacement cost of the property, and they will evaluate the property based on the NOI and Cap Rate. 

Then sell property, record sale price and fees you paid.

There are some companies that will lie to you just to close a sale and others that will be honest knowing that individual buying parameters vary among investors. 

So that's what makes me wonder if that could be happining here.

I'm in a market where actual billionaires buy multifamily properties as 3-caps as soon as they come up for sale (which they rarely do).
