Again, you can work with whomever you want but there are plenty that will lend 100% of both purchase and 100% of rehab...as long as it doesn't exceed 70% or 75% of the ARV. 

Since multifamily requires trailing data to sell, typically a minimum of 3 months, building that data during this phase can be very advantageous to position your property for a sale in the next phase, at the height of the market.Today we are arguably in a Recession phase in the majority of multifamily markets.

As things become less and less affordable we are actively seeing more people push to an hour away from a city, even into rural areas, as long as the internet speed is strong enough. 

That money is sitting in an account earning close to 5% so we are not complaining.

Long term cash flow?
