But if I had a non-biased choice, I don't think I would, which causes the concern of the type of tenants I'd attract.On the other side, there is a duplex that is in a B neighborhood, but the cashflow is at about $200, assuming I raise the rents to market.

I don't know why they just don't warn you...I haven't tried AB testing on Zillow rentals... now via zillow rentmanager, still findable via postlets.com

I found this post helpful for rough estimates of neighborhood grades in Columbus: https://www.biggerpockets.com/forums/577/topics/312730-a-b-c-d-areas-in-columbus-oh Based on the numbers you outlined, I've got to guess you're dealing with a C or lower neighborhood, and possibly not a desirable area for students.A lot of multi-families in Columbus seems to fit the "1% Rule" fairly well with their list prices, which would put estimated monthly rent on each of the 14 units at $350 - pretty low for Columbus.

It also leaves us with a small section of Independence and Raytown.At $52k times 4 units, I can get someone into a fourplex in Platte County that is a B+ prop. with $2675 in rents.
