I concentrate on bank owned, short sales, and picking up properties on contract...the auctions here are too full of collusion.The ideal situation for me would have been to negotiate with the lien holders prior to auction...but the homeowner wanted nothing to do with any of that.

I was thinking it would at least make a decent short-term rental until i can work something out with the mortgage holder or try to wholesale the option if i get offered a good price...any thoughts or does this strategy of buying liens only effective on free and clear properties?

If tenant-2 issues a check for LLC-2, you cannot deposit into LLC-1 and visa-versa.There comes a time where you'll have vacancies, tenants behind on rent on one of the properties, major repairs, you'll have a deficit in one, surplus in the other, then you'll have to shift funds around.

Yes, the issue you are running in to is due to the Feds allowing the forbearance with the borrowers, thereby putting the servicers in a position to have to pay the bond holders even though the borrowers aren't paying.
