If all you need is to keep track of their name or vehicle then a DocuSign form or office365 forms works well.In one of our properties in Kissimmee, FL near Disney the gated community requires all guests to be registered in their portal.

We keep our personal home free and clear, only purchase vehicles with cash, and pay off credit cards in full every month.

In my experience with trust banks look at it more as a vehicle to secure the property through probate.
