Just wanted to pass this along in case someone else runs into the same issue. 

I know it isn't necessarily required, but it seems like a good vehicle to write up a clear strategy, divide ownership, and mitigate risk.I know an LLC can't purchase a property.

And a ton of money sometimes when we are careful.Stick to your lease agreement, get the Security Deposit, get co-signers if need be, and always run a credit check.  

I was thinking along the lines of vehicle or equipment storage?  

You need a marketable lease when you exit later on and if the tenant gets all their way it can hurt you in the long run for resale.     

-run those on any property you find in San Diego and you'll find out pretty quickly that you're going to be in the negative.

Or some project your not willing to take on just yet.I did notice I am month out in this response, but I do not think you need to narrow it down yet. you will learn what to filter while running the numbers on the properties naturally. just as @Ali Boone said.Good huntingKirk

Would you rather take the insurance money and "run" (and sell the land)?

Running to start a legal battle may not be in his best interest.
