You DO NOT have to live in the property but you do have to live in the state ( hold a valid drivers license and be registered to vote).

But this development is in Hyde Park, not Poughkeepsie, so the tax issue should not affect a PoK property.My mistake, the "just north of Home Depot" is different than the one, a 1/2 mile away to which I was referring, but I think most of my points are still valid.

@Jacob Goldstein If what you say is true, no, he can not file a Valid lien.And by him filing a “lien”, what he means is....he could file an affidavit which states he Currently has a valid contract to purchase the property....this Could cause a problem for you when you go to close with another buyer, as it would show up on a title report.

Hello,I got my offer accepted on a residential property, placed the required deposit and I ordered my inspections.The house was advertised on MLS as being equipped with A/C but during the inspection it was revealed the it actually didn’t.The selling agent at first assumed full responsibility for the error and started getting quotes for A/C install to actually turn around and state that he called CAR and had been told that because it’s a material fact and it was disclosed to the buyer during escrow, the seller is not obligated to credit nor install an AC.Can someone here validate what the agent is stating?

@David JacksonCheck your state laws, but in my area, the city only allows the water/sewer/trash (it's all on one bill), to be in the property owners name.I note in my leases that all utilities (water, electric, gas, etc. are the responsibility of the tenant).
