Hello,In My Experience...DC is the Hottest and still most up and coming/stable market in my opinion.I've only flipped properties in DC, butIm from Springfield VA.Northern VA is much harder to come across GREAT Fix/Flip or wholesale deals.DC and PG county are more abundant in Distressed Old full of Equity properties..This is why everyone and their mom markets to those areas using these boring postcards or letters.Which means.....you must have unique marketing strategies that work to get Real Deals ;) Would love to connect with you.DM me if interested.ThanksRaphaelAce Equity Pros

The income approach actually values it at $85k.Another lesson learned here is to keep everything organized.

Not sure of local law where you are but around here we would file amended articles of organization.

Hello BP Community,Currently working with a religious organization that needs financing for a new church.

Every platform has its uniqueness and serves different audiences depending on the factors like age, gender, demography, education, etc.

What I look for is:-Education-monthly costs-investor friendly (if you are looking for that route)-commission splitsI recently switched brokerage to a new realty organization that meets my criteria.

I think I set a goal twice this week to try and wake up early and start to organize my morning routine going forward, yet the numerous wake ups and having to stay up for 30 minutes to an hour at a time is killing my mojo.  

My wife is starting to drive for dollars when I'm at work during the day, and she was looking for a good app that can help her with logging properties, addresses, and possibly adding pictures of the properties to keep everything organized.
