That proved to be the case based on the feedback from students that I spoke to.It's been my experience that student rentals are a high cash flow and high management niche.

I neglected to ask if there were local organizations that could help with that sort of thing, but I'm willing to bet he's already tried that route if it exists.It got me thinking that this could be a good niche to get into. 

We'd have no problem living in the small dwelling and renting the family sized bottom portion to a family, but is that a niche market of renters?

There was a BP podcast a couple of years ago about an investor whose entire niche was specialty properties like this -- transition group homes for developmentally disabled adults,  or "clean living" homes for recovering substance abusers (I have a high school classmate who's lived in a home like this for several years).

Now that I have over 10 mortgages, I only qualify for portfolio lending, I know there are exceptions, very unique, but 10 mortgages is all you can get conforming.
