The townhome was built in 2008 and has only had 3 tenants. 

im new to investing so excuse how foolish im coming across  im 23 and just purchased this house with the building out back. it already had a well and septic. its roughly 317 sf. inside the building. it was built onto a singlewide mobile home that was removed off the land before i bought it. i was told by zoning and planing the most sf i can have is 615. 

Next year another professional soccer stadium being built on the other side of us will open.

And how did your projections going into it change when you looked at the year built, deferred maintenance, type of exterior, etc?

Tile to the end of the wall shared with the bathroom then maybe throw a built-in bench with shoe/boot storage underneath against one of the walls.

Their son (who is POA) came from out of town and paid rent for October and November.

When I moved to my new home last February, there were some things that got dinged, including the custom built spiral staircase.The moving company repaired the things they could and send a contractor for the rest.I'd just ask them how they intend to make it right.  

The Rogers center they just built for the Oilers has really helped the surrounding neighborhoods experience a lot of growth and potential.

The property is a tri-plex in a small, lesser known town outside of the SF Bay Area.
