guest house/storage building/small house

Should i build an addition on to my 14 x 24 building/ making it a 24x24 bungalow type setup. orshould i leave it as is and just add a bathroom and kitchen and rent it out as is like a studio apartment setup ? also its in my backyard so what steps should i take in getting this rented out. like if i left it as is do i need to do anything to legally rent it out or just hook the septic and well up and go for renting it. im new to investing so excuse how foolish im coming across  im 23 and just purchased this house with the building out back. it already had a well and septic. its roughly 317 sf. inside the building. it was built onto a singlewide mobile home that was removed off the land before i bought it. i was told by zoning and planing the most sf i can have is 615.  im looking for any advice i can get leading up to getting money together and taking steps forward in the right direction

I ended up getting it approved rezoned and permitted to convert it into an accessory dwelling unit. once its inspected and passes i can legally rent it out
