If the amortization period of the loan would be 30 years then 7% would look fine and dandy to me, but I would push that balloon date out past a year . . . it's amazing how long things can take in the financing process can take and I'd hate for you to be staring down the barrel of a balloon payment just because a lender dropped the ball or the Mortgage Investing community changed their underwriting guidelines in the midst of your refinance.

I think as long as you know your criteria, know how to recognize value, and maintain strict and conservative underwriting, then you can play ball in any market. 

You never know on properties that have been sitting they may accept a low ball offer!

It's a single handle faucet with that ball valve in the center. 

You'd need a lender who's really on the ball.

I believe you are right in that the loan officer was not as good as I would have liked or was not prepared for the curve balls as he should have been.

Otherwise, the management company has handled my two rentals without issue, and I like the rental team, but I believe they dropped the ball in this case.  

I think I can probably use that route to get the ball started.
