It is simply not worth the trouble.

I have and upstairs and downstairs heatpump so I have  T stat for each one.I read a lot of reviews and customer feedback before deciding to buy this make/model.

Then there are a couple of huge companies that I (and several other BP members - I know I've seen @Hattie Dizmond talk about this a lot) consider simply fraudulent - they're always flacking inflated ARVs and underestimated reno costs.

PUB  is simply as stated a pre planned development.. it usually has an HOA.. and very frequently they are created to increase normal density. 

(probably understatement)I think every portfolio has its own complexity, therefore it is critical to interview 4-5 lenders and simply define what is important for your strategy.

I appreciate it, but I was simply asking about how to input ARV into the buy and hold calculator here on BP.
